Selling a home can sometimes be a tricky process, with a range of possible obstacles along the way. While in London there are likely to be some eager buyers that are ready to snap up a property, it doesn’t necessarily mean all properties sell easily or quickly.

If your property has been listed for a while and you’ve had problems finding a buyer, then it may be time to take a step back and consider a different approach to your marketing campaign that could help to improve your chances of selling.

Consider a new estate agent

When results dry up, it can be normal for sellers to assume that their estate agent is not doing enough to sell their home. If this is the case, ask them what else they could be doing to market your property effectively.

A good agent should keep in touch and provide feedback on viewings and any progress. If you find that your agent is no longer suitable for your sale, it’s best to give notice to terminate your contract and find another agent.

Lower your asking price

Getting the price of a property right can make all the difference to the prospects of achieving a sale. For example, if a potential buyer sees your property but it’s substantially over their budget, they are unlikely to view it. Lowering the asking price could attract more viewings and interest but it’s not a decision to be taken lightly. Therefore, you should rely on advice from your estate agent to give a realistic valuation of your property. They’re likely to compare your home to others in the area, which is why it’s important to find an agent with good local knowledge.

Reassess your photos

Most buyers typically begin their property search online so the first glimpse they’ll get of your home will be via photos. Because of this, images play a significant role in your marketing campaign. While it’s hard to be objective about your own home, your agent should make sure that it looks as appealing as possible. Have a look at your listing and see if the photos are professional enough. You may find that you want to freshen up the images you’re currently using or take new ones entirely.

Check your property is being promoted properly

It’s best to ensure your home is listed on the major portals – such as Rightmove, Zoopla and OnTheMarket – as well as on your estate agent’s own website. Check that your property has a prominent spot on the window of your agent’s high street office and any promotional material they create. You should also make sure that you have a For Sale board outside your house to attract any potential buyers passing by.

Take a break from the market

Sometimes, it may just be the wrong time to list your property. You may wish to take your home off the market and wait until conditions improve. If there is an oversupply of similar properties on the market, you could wait and list it at a later date when there is less competition.

Luckily, spring is one of the best times to sell, as the UK property market traditionally becomes more active during this period. By taking these factors and possible remedies into account, you may bolster your marketing campaign and, in turn, secure a good offer.
